Questions Roommates Ask

Do all roommates have to meet the income and credit requirements?

Income is evaluated at the household level; combined gross income across all applicants generally needs to reach 3x the monthly rent, but each individual roommate still goes through their own credit and background screening. Requirements can vary slightly by community, so contact our leasing team for the exact figures at the property you’re considering.

Are key fobs and gate openers given to every person on the lease?

Yes — each approved lease holder receives their own key fob and mailbox key at move-in. Lost or additional copies can be issued for a small replacement fee. Contact our leasing team for the exact process and pricing at your community.

How many parking spaces are allocated per apartment?

Most Pointe Grand communities allow one vehicle per licensed resident on the lease, with open parking included and covered or garage parking available for an additional monthly fee at many communities. Availability and pricing are property-specific — contact our leasing team to confirm what’s offered at your community.

What is the policy for adding or removing a roommate mid-lease?

Adding a roommate means going through the same application and income screening as any other applicant; remaining roommates only need to cover the new person’s income if that person is replacing the primary leaseholder. Removing a roommate mid-lease requires a roommate release form signed by everyone on the lease, and if that roommate’s income helped the household qualify, they can’t be released until a sufficient replacement is in place. What is the long-term guest policy?

Across Pointe Grand communities, a guest who stays more than 14 consecutive days generally needs to be added to the lease and go through screening. It’s a simple rule designed to keep every household’s lease accurate — contact our leasing team if you’re expecting a longer-term guest so we can walk you through next steps.

Is the lease at Pointe Grand joint and or individual?

Pointe Grand leases are joint and several. One lease covers the whole apartment, and everyone named on it shares full responsibility for the total rent, not just their own room. This is standard for conventional multifamily communities (unlike by-the-bed student housing), so it’s worth discussing openly with roommates before you sign.
